Are conveyancing fees fixed in the UK?
No. Unlike the French notarial scale, conveyancing fees are entirely competitive: firms set them, and around £800 to £1,800 plus VAT is common for a residential sale or purchase, with disbursements — searches, Land Registry fees, Stamp Duty Land Tax — on top and not yours to set. What is regulated is transparency: CLC-regulated practices must publish price and service information, and quotes must be clear about what is and is not included. Set your own prices.
Who can do conveyancing and probate in the UK?
Conveyancing and probate are reserved legal activities under the Legal Services Act 2007: they may only be carried on by an authorised person. In practice that means a solicitor regulated by the SRA, a licensed conveyancer regulated by the Council for Licensed Conveyancers, or a chartered legal executive. Carrying on a reserved activity without authorisation is a criminal offence. One point of vocabulary worth knowing: the British notary public is not the French notaire. It is a small, separate profession — a few hundred practitioners — regulated by the Faculty Office of the Archbishop of Canterbury, and it deals mainly with authenticating documents for use abroad, not with domestic sales and estates.
