What do you need to produce EPCs in the UK?
Accreditation, and it is a legal condition of lodging. A domestic energy assessor must hold the relevant qualification and be a member of a government-approved accreditation scheme, which audits their work; the certificate is only valid once lodged on the national EPC register, and only accredited assessors can lodge. An EPC is required whenever a property is built, sold or let, and must be commissioned before marketing. Two adjacent points matter commercially: the Minimum Energy Efficiency Standard makes it unlawful to let most properties rated F or G, which drives demand for reassessment, and other surveys have their own regimes — asbestos surveying requires appropriate competence and usually UKAS-accredited organisations, and structural surveys require RICS membership to be described as such.
